With the slowdown in the housing market in many of the leading countries such the US, UK, Spain and with the recent turmoil on the stock markets, there is increased demand for overseas property that has genuine potential for capital growth.
Ulcinj in Montenegro is well positioned to benefit from this scenario. The property prices did not achieve the heights that were seen in neighbouring countries and some other emerging markets. Furthermore, in Montenegro there are very few new-build properties on the market, we do not have the situation like in Bulgaria where there is an oversupply of property. In some areas of Montenegro there is an acute shortage of new properties, because of the strict building regulations.
Many investors were simply not offered the up and coming areas and focused only on the Kotor Bay and the town of Budva. Most of the transactions were done with cash funds and no mortgage used

Property Projects and Developments in Montenegro
Ulcinj Montenegro has consistently featured on the international property market for the last 4-5 years as an emerging market, very little has been built up to now in the form of large projects, only 5% of the planned projects have been realized, because the government made a conscious decision not to rush into the construction frenzy and make mistakes that would have long lasting consequences.

Ulcinj, the southernmost city in Montenegro has one of the finest beaches on the Adriatic, the 13km long Large Beach “Velika Plaza”. This area is now open for offers from internationals investors. This area is totally undeveloped.

Ada Bojana, sandwiched between The Large Beach of Ulcinj and Albania, this out of date nudist resort is also being offered by the Montenegrin Government on a long lease.

Buljarica is a beautiful beach with a backdrop of mountains, huge potential and very much suitable for a hotel resort. This area is totally undeveloped at the moment.

Becici, close to the exclusive resort of Sveti Stefan and Budva, this beach is also suitable for a large hotel complex/resort.
